Who does what

What we do after water damage, and what we don’t

Water damage repair is usually a team effort. Knowing who does what saves you time and phone calls.

We do: floors & baseboards

We don’t do

  • Water extraction, structural drying or dehumidifier setup
  • Mold testing or mold remediation
  • Drywall, cabinets or general remodeling
  • 24/7 emergency water response
  • Painting, as a rule. On full insurance restoration projects, we can arrange it through a trusted subcontractor, quoted separately.

For anything bigger than a small spot, call a water mitigation company first. Not sure if yours counts as small? Text a photo to 425-218-4234 or email photos to office.vflooring@gmail.com.

Where we fit in

Our part of a water damage repair

For the whole process, from the first call to new floors, read water damage repair, step by step.

  1. Step 1: Contact us early

Once the water is stopped and drying is underway, we can photograph and measure the damaged floors and write a flooring estimate for your adjuster.

  2. Step 2: We wait for dry

We don’t sand or install until moisture readings show the wood and subfloor are back to normal. Sanding too early causes new problems.

  3. Step 3: Repair or replace

Board replacement and refinishing, or new hardwood, LVP or laminate, scheduled around your mitigation company’s drying.

  4. Step 4: Baseboards and walkthrough

Baseboards go back on once the floor is done, then we walk through the finished floor with you.

What can usually be saved

  • Hardwood: often saved once it’s fully dry. Damaged boards are replaced and woven in, then the room is refinished.
  • Laminate: usually replaced, because swollen edges don’t shrink back.
  • LVP / LVT: often lifted so the subfloor can dry; click planks can sometimes go back down.
  • Baseboards: wet MDF is almost always replaced.

Working with your insurance

Whether insurance pays depends on your policy and the cause of the damage, and your adjuster has the final say. We work with your insurance company or directly with you.

  • We photograph and measure the damaged floors and write a detailed estimate your adjuster can review line by line.
  • If the floor runs from room to room, we show you where a partial replacement won’t blend in.
  • We coordinate the floor work with your mitigation company, after the drying is done.

Outstanding work was done by Alex. I would hire this company again and recommend them to others. Alex is honest and hard working. We had a living room that was covered with carpet. When it was removed, we found that only half was hard wood. The other half was plywood. Alex and team installed white oak where the plywood was and refinished our old oak floors. They look spectacular! We ran into a surprise when the refrigerator was pulled out. The water line had been leaking and rot and fungus had set in right to the joist. It was a mess but Alex worked overtime to get the job done. He didn’t over charge us for the expected repair. In fact he got the whole 900 square feet of floor done on time. We are very happy our floors.

Valerie Tavemma

Alex was wonderful to work with. Honest and helped us work with our insurance company. Our floors turned out beautiful and he was very professional.

FAQ

Water-damaged floor questions

Do you dry out water damage?

No. For anything bigger than a small spot, call a water mitigation company and your insurance company first. They remove wet materials and dry the home. We repair and replace floors and baseboards once everything is dry. Read water-damaged floors: top questions answered.

Can water-damaged hardwood be saved?

Often, yes, once the wood and subfloor are fully dry. Sanding too early causes new problems. Boards that are too damaged can be cut out and replaced, then the floor is sanded and refinished so old and new blend together as closely as possible.

Will my insurance pay for new floors?

It depends on your policy and the cause of the damage. We prepare a detailed written estimate your adjuster can review line by line.
